INTRODUCTION TO OUR COMPANY

Reinelle Capital RE Investment Fund, LLC aims to be a real estate investment vehicle that generates income and capital appreciation from real property and related investments. Leveraging the Manager’s combined experience, knowledge, skills, and extensive personal and professional networks, the Company plans to identify profitable opportunities in real estate. These opportunities will include, but are not limited to, acquiring single-family and multi-family residential properties that can be enhanced through structural improvements and adding single or multiple accessory dwelling units (ADUs) thereby increasing rental income. The Company intends to generate income by operating these improved properties and by capturing capital appreciation upon their sale.

Ventura County has the largest housing shortage in the U.S., according to a study by Up for Growth. The study examined housing construction from 2012 to 2021 across 193 U.S. metropolitan regions. California, with 11 of the 25 areas facing the most significant shortages, has high home costs due to construction not keeping pace with population and economic growth. The state is short by 873,730 homes, or 6.5% of all homes statewide, while the national shortfall is 3.9 million units. Ventura County, with a population of nearly 900,000, is 12.5% short of local housing needs, lacking 36,161 homes.

Yield: Annualized rate of return of eight percent (8%) payable semi-annually with two (2) four percent (4%) payments made on January 1st and July 1st of each fiscal year. The Notes shall be redeemed at maturity for Ten Thousand Dollars. The entire amount of Principal shall be due and payable to the Holder no later than three years from the Commencement Date.
